The company working to reshape the downtown Tampa landscape is releasing an early look at planned changes. 

Strategic Property Partners, the group heading the massive Water Street Tampa project, has released a video of what the revamped urban district on the southern edge of downtown will look like. 

The video shows tree-lined streets between what is now the Channelside area and the central downtown business district. New parks, hotels, office buildings, retail, housing, shops and restaurants also are in the mix, along with a new University of South Florida medical school anchoring the development.  

The project covers more than 50 acres. 

SPP is a joint real estate venture between Bill Gates’ Cascade Investment and Tampa Bay Lightning owner Jeff Vinik.

"This is a $3 billion dollar investment in Tampa," said Ali Glisson, with SPP. "We're very excited to kick it off and get it underway. Really, it's going to change the skyline of Tampa and it's something we're all very proud of and we hope the community is as well."

The Water Street project will be done in phases. 

Developers plan to start tearing down a portion of Channelside Bay Plaza in the next few months, opening it up to the waterfront. 

The first building to open in the fall of 2019 will be the University of South Florida’s Morsani College of Medicine and Heart Institute.

Water Street Tampa is slated for completion by 2026.
